​Access Statement for Sealark

Introduction 
A two bedroom chalet situated by the sea in the beautiful village of Eype. The chalet is on a private site and is ideal for a peaceful and relaxing holiday. There is a shop next to the site which offers  ice creams, cakes and even cream teas! There is a pub within 3/4 mile and a hotel offering meals to non guests within 1/2 mile. The town of Bridport is approx.  2 miles away, where buses and taxis can also be found.  The train stations of Axminster and Crewkerne are approx. 11 miles away and Dorchester 17 miles. 
Due to the location of the property, we regret it is not suitable for wheelchairs.

• Bridport is approx. 2 miles distant. Nearest bus stops are in Bridport  best at the bus station, and also where taxis can also be found. The X53 link bus travels Exeter to Poole & Bournemouth. The A31 travels  to Axminster and Poole.

Arrival & Car Parking Facilities 
• There is one car parking space adjacent to the chalet. There is room to accommodate one further car if necessary. 
• The surface is grass and gravel  which is slightly raised leading onto  a stone path  to the entrance at the side of the chalet. There is  one small step up onto the decking (15 cm) which is then on a level surface to the entrance door at the side. 
• Entrance into the site and up to the chalet is up a raised gravel path. At the site entrance is a gate which should be kept closed at all times. 
• Entry to the property will have been previously explained to guests. 
 
Main Entrance, Reception & Ticketing Area 
• Entrance to the main door (73cm width x 200 cm high) at the side is up one step (24cms) which leads directly into the kitchen. 
• A Welcome Brochure is immediately seen, setting out Important Information to read, including Fire Assessment, emergency numbers. 
• Lighting by ceiling lights and table lamps. There is also a switch for the light on the exterior of the property. There is excellent natural light. 
• An additional set of keys can be provided upon request. 
• The floor throughout is level apart from entry into the shower where there is a step up (27cms).

Public Areas - Hall, Stairs, Landing, Corridors etc 
• In case of power cuts, there is a wall mounted electrical torch. This is situated on the wall immediately next to the Front door (side entrance). 
• Flooring consists of tiles in the kitchen, hallway, wc and shower room. Wooden tiling in the sitting room. Carpets in the dining area and both bedrooms. 
• Doors: Entrance door is half glazed, half timber. Both doors from the kitchen are fully glazed. Doors to wc, shower and bedrooms are timber. Double patio doors are glazed. These must be hooked back when open. 
• Nearest public telephone is next to the New Inn Pub 3/4 mile away. 
 
Public Areas - Sitting room, lounges, lobbies etc 
• The Sitting room(383cms x 238cms) has excellent natural light. There are two two-seater wicker chairs. Two glass wicker tables. One table lamp and one floor standing lamp. A tv with Freeview, dvd player and video player. Blackout blinds to all windows. Panoramic views over sea and countryside. Wooden tiled flooring. Arched open access to Dining Area (183 cm x 252cms) which has extending table and four chairs. Free standing storage unit with radio/cd player. Various books and games. Window with pull cord curtains. Carpet. Door to hallway. 
• The hallway itself is square shaped (130cms x 130cms) and doors lead off to: kitchen where Main Front Door is accessed, wc, shower room, bedrooms 1 & 2. 
• The hallway also houses the ironing board. 
 
Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe 
• There is a small shop next to the site situated at Eype House Caravan Park which offers, ice creams, cakes and cream teas. This is seasonal opening normally Easter to October. 
 
Laundry 
• There is a rotary washing line at the rear of the chalet on a level surface. 
 
Leisure Facilities 
• There is a large grassed area directly in front of the chalet for visitors use, i.e  ball games. The area is communal to be shared with the other chalets on the site (15). 
 
Outdoor Facilities 
• The large decking area (530cms x 300cms) is accessed immediately at the front of the chalet. Direct access from inside is through the double patio doors, or can be accessed at the side by the front door. From the patio doors there is a step down measuring 
• Wooden bench with seating. Additional chairs are available from the shed at the rear of the chalet. 
• There is an electric light for the outside, the switch is on the wall at the main entrance (side). 
• BBQ's are permitted on the gravel/grass area only and NOT on the decking. Guests to provide own bbq facilities. 
 
Bedrooms & Sleeping Areas 
• Bedrooms are restricted in area. (Max width on side of bed 40cms).
• Bedroom 1 (: 270cms x 320cms).  Double divan  bed (135cms x 194cms), door entrance: height 65cms, width 58cms. Carpet flooring. Ceiling light, table lamp, two wall mounted lights over bed. Ample natural light. One chest of 4 drawers next to one side of bed, small wall mounted table on the other. Dressing table with mirrors. Wall mounted mirror. Wardrobe (94 cms) with sliding doors. Two windows both providing blinds and curtains. Light painted walls. 4 allergy free pillows, one king size - 5 ft duvet. 
• Bedroom 2 (245cms x 280cms): Two  single beds (100cms x 190cms) each providing 2 allergy free pillows and a single duvet for 3ft beds. One 4 drawer chest of drawers. Single wardrobe (44cms). Vacuum cleaner in cupboard. Airer. 
 
Bathroom, Shower-room & WC [Ensuite or Shared] 
• WC – (94cms x 130cms). Small wash basin with cupboards under. Mirror with shave socket and lighting. Wall mounted glass fronted cupboard. 
• Ample light. Blind. Towel rail. Cotton pedestal mat provided.  
• Shower room (90cms x 70cms).  Fold back shower door.  (Step up to shower  27cms).
• Non slip mat for inside shower and cotton mat for stepping out provided. Tiled floor surface. 
• Minimal floor surface. Main timber door is 20cms from shower. 
• Ceramic shower tray. Shower head height adjustable. Thermostatic controlled. 
• Sanitary ware and disposable items including nappies and wipes should not be put down the wc. 
 
Self-Catering Kitchen 
• Kitchen (186cms x 356cms) is situated at the side, which is also the main Front door for entrance. From inside all levels are flat, entrance is either from the sitting room or the hallway. Glazed door to each entrance.  Max. walkthrough width 50cms.
• Boiler with instructions for use (water and gas central heating). Thermostatically controlled water. Single sink with single mixer tap. 
• Laminated work surfaces. Ceramic tiled flooring. Ceiling lighting. Kitchen window with blind. Wall mounted fire blanket, wall mounted fire extinguisher. Ample natural light. 
• Washing machine. Microwave, Electric solid plate cooker. Floor level fridge with ice box. Wall cupboards housing glassware, crockery. Height of cupboards to crockery 147cms & 16cms, max height to top of cupboards 190 cms.              Floor cupboards housing pans, serving/cooking dishes.  Height to laminated worktop 94cms.

Attractions (Displays, exhibits, rides etc.) 
• Direct access to Sea is either across the grassed area through the gate, or through the entrance gate, turn right and continue down 100 yards. 
• Walks nearby. West Bay is 1 mile on South West Coast Path, lovely picturesque harbour, eating & drinking facilities, boat trips available. Seatown in the opposite direction approx. 2 miles. 
• Nearest leisure facilities including swimming approx. 2 miles in Bridport.
