Introduction
A two bedroom timber lodge situated in quiet peaceful surroundings in the beautiful village of Eype. The lodge is on a private site and is ideal for a peaceful and relaxing holiday. There is a shop next to the site which offers ice creams, cakes and even cream teas! There is a pub within 3/4 mile and a hotel offering meals to non guests within 1/2 mile. The town of Bridport is 2 miles away, where buses and taxis can also be found. The train stations of Axminster and Crewkerne are approx. 11 miles away and Dorchester 17 miles.
Due to the location of this property, we regret it is not suitable for wheelchairs.

- Bridport is approx. 2 miles distant. Nearest bus stops are in Bridport best at the bus station, and where taxis can also be found. The X53 link bus travels Exeter to Poole along the coast road. The A31 travels to Axminster & Poole

Arrival & Car Parking Facilities
- There is car parking space adjacent to the lodge. There is ample room for two cars.
- The surface is gravel which is slightly raised (5cms) leading onto a flat stone surface and there is one step up (14 cms) onto the decking and another step (14cms) to the entrance door at the front.
- Entry to the property will have been previously explained to guests. There is a gate to the property which does not have to be closed.
Main Entrance, Reception
- Entrance to the main door from the decking is up one step(15cms) followed by the step over the doorway (15cms) which leads directly into open sitting/dining/kitchen areas.
- A Welcome Brochure is immediately seen, setting out Important Information to read, including Fire Assessment and emergency numbers.
- Lighting by ceiling lights and table lamps. There is also a switch for the light on the exterior of the property. There is excellent natural light.
- An additional set of keys can be provided upon request.
- The floor throughout is level.
Public Areas - Hall, Stairs, Landing, Corridors etc
- In case of power cuts, there is a battery operated torch in the Cloaks Cupboard and a candle & matchsticks on the top shelf in wall cabinet in the main bathroom.
- Flooring consists of carpet in the sitting area, hallway and bedrooms. Linoleum floors in the kitchen area and both bathrooms.
- Doors: Entrance door is half glazed. Rest of the doors are timber. Double patio doors are glazed. These must be hooked back when open.
- Nearest public telephone is next to the New Inn Pub 3/4 mile away.
Public Areas - Sitting room, lounges, lobbies etc
- Pets are not allowed at the property.
- By the main door is a cloaks cupboard which also has slatted shelving, houses the boiler (with operating instructions), iron and ironing board, vacuum cleaner, clothes airer, 4 bar coat hook, 4 tier shoe stand, umbrella stand and parasol for the outside. Also pegs in bag and laundry basket. Radiator. Battery operated Xenon torch must only be used in an emergency due to power failure.
- The Sitting room has excellent natural light. There are two two-seater sofas. One small circular side table. One table lamp. There are blinds or curtains to all windows. Double patio doors leading onto the decking (step over 15 cms). Views over countryside. Radiator. A tv with Freeview and a radio/cd player on a base unit. Mantle fire surround with coal effect fire which is an electric fan. Ceiling lighting in the whole area has dimmer switches. Kitchen area has floor standing fridge and freezer, dishwasher and washer/dryer. Oven with microwave/combi in tall standing unit. Cupboards on the wall and floor level containing crockery, cutlery. Dining area has a dining table which can be extended and four chairs. Double floor length windows. Radiator.
- The hallway itself (240cms x 86cms) which leads off from the main area has doors lead off to:

- There is a small shop next to the site situated at Eype House Caravan Park which offers ice creams, cakes and cream teas. This is seasonal opening normally Easter to October.
Laundry
- There is a rotary washing line outside. Pegs in peg bag and laundry basked in Cloaks cupboard. Integrated washer/dryer in kitchen.

- N/a.
Outdoor Facilities
- The large decking area is accessed immediately at the front of the lodge and can also be accessed from the double patio doors. Direct access from inside is through the double patio doors, or can be accessed from the main front door. You do not have to enter the property to access the decking. From the patio doors there is a step down measuring
- There is cast iron table with 4 chairs. Sun chairs are in the plastic shed at the side of the property (2 canvas deck chairs and 2 canvas sitting chairs) There is an electric light for the outside, the switch is on the wall as you enter the front door.
- BBQ's are permitted on the gravel area only and NOT on the decking. Guests to provide own bbq facilities and clean up fully after use. A recycling bin (blue) is in the shed. There are 2 dustbins, one with lid. Please ensure all rubbish is securely fastened and stored in the bins. The local wildlife are very messy!
Bedrooms & Sleeping Areas
- Bedroom 1 x King Size Divan bed (154cms x 198 cms), 2 x 3 drawer bedside cabinets, one 4 drawer chest. Two double built-in wardrobes. Large window. Radiator. 4 allergy free pillows, one king size duvet & cover, 4 pillow cases & protectors. Wall mounted long mirror. Bedroom size: 370cms x 280cms.

- Ensuite shower room with wc, basin with monobloc tap (floor area excl. shower (146cms x 180cms). Large enclosed shower with sliding door (146cms x 180cms) with thermostatically controlled shower. Ceramic shower tray. Wall mounted glass cabinet, shaver socket. Non slip shower mat, cotton floor mat. Heated towel rail. Window with venetian blind.
- Bedroom 2: 2 x 3ft single beds (91cms x 198cms), one 3 drawer cupboard, built in wardrobe. Window. Radiator. 4 allergy free pillows, 4 pillowcase protectors and 4 pillowcases, two single 3ft duvets and covers. Wall mirror.
Bathroom, Shower-room & WC [Ensuite or Shared]
- Bathroom ( floor area 165cms x 136cms) which has wc, bath (150cms x 56cms )with screen and taps and adjustable height shower head, heated towel rail. Wc. Basin with monobloc taps. Window with venetian blind. Glass mounted wall cabinet with shaver socket. Non slip mat for inside shower and cotton mat for stepping out provided.
- Sanitary ware and disposable items including nappies and wipes should not be put down the wc.
Self-Catering Kitchen
- Kitchen is open plan incorporating the sitting and dining area. Kitchen floor area 225cms x 244cms
- One and a half bowl sink single mixer tap.
- Laminated work surfaces. Linoleum flooring. Ceiling lighting. Kitchen window with venetian blind. Wall mounted fire blanket, wall mounted fire extinguisher. Ample natural light.
- Washer/dryer, Dishwasher, Fridge and Freezer all floor standing. Gas hob with cooker hood over. Electric Oven with integrated grill (at 145cms height) and a microwave/combi (at 68cms height) in a tall housing unit. Wall cupboards housing glassware, crockery. Height of cupboards to crockery 147cms and 190cms. Floor cupboards housing pans, serving/cooking dishes.

- Access to the Sea is approx. 500 yards away down the sloped roadway. • Walks nearby. West Bay is 1 mile on South West Coast Path, lovely picturesque harbour, eating & drinking facilities, boat trips available. Seatown in the opposite direction approx. 2 miles.
- Nearest leisure facilities including swimming approx. 2 miles in Bridport.
